Name — Category — Purpose — Duration • ibp_consent — Essential — Remembers your cookie preferences (essential/analytics/marketing) so we don't ask again on every visit — 1 year • ibp_admin_session — Essential — Keeps an authorised staff member signed in to the admin system — Session/short-lived • ibp_visitor_id — Analytics — An anonymous, randomly generated identifier used to recognise your browser across visits, described in Section 4 below — 1 year (only set once you've consented to analytics cookies) Where you complete a mandate, indication form, visit paper, or consent form, a small number of additional short-lived, essential cookies are used solely to keep you securely signed in to that specific document while you complete it (e.g. after verifying an emailed one-time code). These expire automatically and are not used for tracking.

When analytics cookies are active, we assign your browser the ibp_visitor_id cookie described above (a random identifier, not your name or email) and record: • Which property pages you view, and how many times • How long you spend on a property page • Enquiry, WhatsApp, and call button clicks • Properties you save/favourite This behavioural data is not linked to your identity unless you separately choose to submit your name, email, or phone number through an inquiry form, valuation request, job application, or similar feature — at which point we may connect your prior anonymous activity to your enquiry so our team has useful context when assisting you. If you have switched on marketing cookies, we also record that preference against your visitor record so we know we're able to send you relevant property information.
